What does a 4 pt entail? It is a general survey of the roof, electrical, plumbing and HVAC systems. The insurance carrier wants to make sure there are no current issues that are causing or will cause damage resulting in a claim. We take photos of the following items to show the condition and the age.
Air handler and serial number placard.
Water heater and serial number placard, pictures of shut off valves under each sink, toilet and washer lines.
Electric panel with the cover off. We need close and clear access to the panel to safely remove the panel cover to inspect the wiring and breakers.
Roof pictures of each slope and material. Drone available if needed, additional charges may apply for drone work.
What is a wind mitigation inspection? This inspection checks and photographs the areas that help protect your home against wind damage. Each section has its own portion of the maximum credit: Permitted roof covering, peel n stick underlayment, roof deck nailing, hurricane clips and straps with proper nailing, hip roof, and impact rated opening protection.
Please note: Every opening needs to be either impact rated or protected with an impact rated device such as hurricane panels in order to get a credit. They do not give partial credit for “some” of the openings protected.
This is the inspection you need when you get the nasty worded letter from the carrier. What they mean to say is that they don’t have legal proof of the age and condition of your roof and need a licensed inspection to confirm the age and provide good quality photos showing the condition of each roof shape and material. Although the way they word the letter is rude and flat out needlessly stress provoking, it is an important inspection for their underwriting needs. We do not have to come in the house to do this inspection.
